ClearPine Cottages- An innovative cottage development in Sisters
ClearPine’s site on the 2018 Green Tour is a 1004 sqft cottage called Blue Fescue, one of nine cottages in a development cluster. Situated in the center of ClearPine, a sustainable, Earth Advantage community. The ClearPine Cottage cluster was designed and constructed under a special code section jointly created by the Developer and the City of Sisters. The emphasis of the code is on land conservation, absence of cars, and a livable common space and community garden shared equally by the cottage residents. The ClearPine Cottages are situated directly adjacent to a new community park, and are within easy walking distance to all necessary services in downtown Sisters.
Each cottage is Earth Advantage Gold certified which means that they will be 20% more efficient than code. Energy Star appliances are used and heat pumps provide efficient heating and cooling. Since hot water can account for up to 20% of a home’s energy use, water runs are central and short, decreasing hot water waste. Water Sense faucets and toilets are used, furthering decreasing energy and water demands. Low VOC interior paints and sealants and hard surfaced floors in high trafficked areas help to improve the indoor air quality of the home and a heat recovery ventilator provides fresh air.
At 1004 sqft, Blue Fescue is the smallest cottage floorplan in the cluster. The cottages were designed to site well on small lots- about 2800 sqft is typical, but to share in a very spacious common area that is attractive and available to all residents. All of the cottage designs were a conscious decision to create right-sized homes to meet a need for greater affordability and use less land and building materials. The small spaces are as flexible as possible for multiple uses and are oriented for functionality and privacy. The master has its own full-bath on one end and the second bedroom is a flex space on the other with a barn door opening to the kitchen/living area to allow flexibility of use.
About the Site: Bordering the Deschutes National Forest and the Sisters UGB, ClearPine is being constructed on a former timber mill site. 60 years ago, the mill shut down, and the site was later designated a “Brown Field”. In 2014, after environmental remediation, the community of ClearPine was approved for development, and construction began. When complete, there will be more than 100 homes in ClearPine.
