NorthWest Crossing
(Northwest Crossing is a partnership between Brooks Resources and Tennant Developments)
NorthWest Crossing (NWX) is a mixed-use community on Bend’s west side that features mature trees, wide sidewalks, trails, parks, neighborhood connectivity and streetscapes filled with variety and character. The community includes two schools, nearly 35 acres of parks and open spaces, a light industrial area, and a core neighborhood commercial center that provides dining, shopping, and services. Northwest Crossing is a partnership between Brooks Resources and Tennant Developments.
What stood out for us: NorthWest Crossing has been a true leader in modeling best practices in neighborhood design that enhance livability and sustainability over the long-term, from small lot sizes to narrow streets to planning for live, work, education and play all within walking distance. Northwest Crossing has also required all new homes to meet Earth Advantage standards, a nationally recognized 3rd party certification for environmental performance. In addition, street design in the project is based on the “complete streets” concept of enhancing mobility and quality of life for all street users: pedestrians, cyclists or motorists.
Some other highlights of NorthWest Crossing include:
- Two of the buildings in the NorthWest Crossing Neighborhood Center received the LEED-CS Silver Certification from the United States Green Building Council.
- West Bend Property Company helped create and implement a Land Trust ground lease model. This model assists families in home ownership by separating the ownership of the home from the ownership of the land, thus making the home more affordable for workforce families.
- One of the newest additions to the NorthWest Crossing neighborhood is the Discovery Park Lodge, an affordable living community for residents 55 and older developed by Pacific Crest Affordable Housing.
- Xeriscaping is strongly encouraged and drip irrigation is utilized for all developer owned areas.
- Pedestrian paths in the neighborhood provide residents the opportunity to walk or bike to work and school and throughout the neighborhood.
- A community garden for residents was launched in 2010.
- Required preservation of Ponderosa pines, as well as the preservation of many natural rock outcroppings.
